Walking through Ace today, I noticed a rack of wood hanger rods for closets. None were anything approximating straight!

Wood quality has gotten so bad that most of my old buddies building high-end homes are now using "engineered" lumber--LVLs, BCIs, etc--or steel. If they're building at all due to the exorbitant prices of building materials.
It's priceless until someone puts a price on it.

I have a friend who was planning on building a million dollar home. He’s watching prices and some indexes. He’s reporting 5x increase per board foot since 2019?

Let's not forget the California lumber tax !!

The 1% lumber products assessment is imposed on you, as the purchaser of qualified lumber products and engineered wood products for use in this state (Public Resources Code § 4629.5). You generally pay the 1% lumber products assessment on your purchases of lumber products and engineered wood products to the retailer.

I’m in upstate NY. Houses here are pretty cheap. My house cost me just over 200k 9:years ago. If you put it down state NY or Boston or DC it would cost 1.2 million in a desirable area. Despite the low cost taxes on it are $9,000 a year.
10 years ago if you searched local real estate listings you would be lucky to find a single million dollar listing in our county.
His million dollar place would sell for a ton more in most locations. Difference is his property taxes will approach 30k a year. 😳

My 700 sq ft home on 3.2 acres of forested land cost $39k in 1997. Things change. 'Specially right now.
