Speaking of lumber prices...houses 😮

I consider myself extremely fortunate to have paid off my house 3 years ago, because if I had to get a mortgage now, I wouldn’t be able to afford one in my neighborhood, or close. I’ve heard some pretty wacky stories from friends of mine who are in the market and literally can’t buy anything because of firms and desperate people giving multiple cash offers the very hour they are on the market. I feel for them and would be very bummed if I had to be in that boat and I don’t even live in one of the super hot markets like they have in Florida or Texas. 😕 Not to mention the young people just trying to get started....

There's no way I could afford my house now. Its getting scary close to 800k !!!! If I had to move I wouldn't be able to afford the property tax !

good. i wrote those down. i was born in california, probably the reason i am such a messup but moved from there when about 4 years old. its a pretty place but has some problems with fires,landslides,earthquakes and the crazy influx of idiots in charge and the immigration problem.

Homes here in Tulsa Ok have gone nuts. Multiple offers over ask on the day of listing. My brother in law sold a flip house in 1 hour. some realtors are putting a bid date and time for offers. My house value has gone up 150% since I got it 4 years ago. Good for my equity but I probably couldn't afford to sell and rebuy another right now. Im sure my taxes and insurance will go up soon too.

Pinellas county, Florida (Largo) and actually it takes an hour to drive 15 miles from my house to my mother-in-laws... fricken sucks.

You can get some type of recreational vehicle and live in the southwest desert pretty cheaply.

Property and rent have gone through the roof out here in the boonies, too. By "boonies", I mean we're about an hour-and-a-half from the nearest WalMart!

This COVID thing has just made it worse. Suddenly, lots of yuppies--or whatever you call them these days--realized that they can work from anywhere with WIFI. So they decided to all move out to the wilds. The locals? Well, they can just .... themselves. Same thing our pioneers told the locals here a hundred-odd years ago.

Our census says we've only gone from 7,000 to 7,500 in the last census period, but I swear all of those 500 new bodies drive at least three cars/trucks at the same time. We don't have a single stop light in the county and getting across a main road can be a pain at times.

Yep, prices gone crazy in some parts of the rest of the world too for the same reasons Timm says.

I am selling a place in the UK right now, mainly because we simply cannot get over there and even when things calm down I'm sure it will not be as easy as before. Still, the prices are up so I'm happy.

Also, I currently live in one of the most expensive cities in the world. I just looked it up, and around where I live it says....

The median list price for houses currently on the market is CHF 5,775,000. The asking price for 80% of properties falls within the range between CHF 5,075,000 and CHF 7,035,000. The median price per m² is CHF 19,186 / m² (price per squared meter).


where 1.00 CHF = 1.10 USD.

Now that is insane money.

Bidding up home asking prices by potential buyers is finally going on more here. I didn't expect it so soon , but know it was popular elsewhere before.

Folks post adds looking for homes in the Northern part of the state covering a broad range.
Was not that long ago places sold cheaper by locale in the area.
Heck , some areas it was tough to sell in. Part of that is likely work from home. But folks want out of the cities too.


Land is not being advertised like it was in the more recent past. Not sure how anyone expects to build on it with material costs and contractors busy. But prices are up on land too.
Fortunately I acquired land for hunting before it got crazy.
I do anticipate disgruntled newcomers scowling at the land buying paperwork explaining that agricultural areas may contain related agricultural smells.... L.o.l..

My shack here at the end of a dirt road looks better than it did before the recent price increases. At least on paper!

My current cable bill is larger than my first house payment.

I feel for the next generation that will not own much, as you either subscribe, lease, rent, about everything, and never feel the satisfaction of paying off a home, car, etc., and, what you might own, will get taxed until you give it up.

Then there is the cell phone bill...

It seems that if enough people buy and build next to a quarter mile international drag strip they can whine and complain about the noise enough to force the track to move also.

Then make it as much like Cali as possible. Developments and no trespassing signs are our new invasive weeds, and they spread like wildfire.

Possibly worse that all the newbies moving out here to tell us what we're doing wrong are the big corporate investors buying up huge tracts of land. And posting them. Not using them or living on them, mind you, and no one to ask for access. Hunting's getting harder due to lack of access in some areas (thankfully, most of the county is public lands). Even squirrel hunting is getting hard to do. Landowners that once paid to have rodents shot now lease the rights to hunt them.

That's bad news all around for me. I look forward to getting out of California. My house is paid and worth a fortune. But where would I go? Thought of Tucson. Also New Mexico.

I was finishing up a side job for a friend. I built them a horse stable out in the paddock, I needed one sheet of 1/2” CDC plywood.. well 69.00$ later.. :cf_duh:

Local lumber yard had a sign on the counter today
advertising 4x8 sheets of 7/16 OSB for $14.98 each.
I started to order a unit when he pointed to
the stack of 4"x8" pieces next to the sign.

The homes for sale in my neighborhood (Jacksonville, FL) are going for $180k or less. Cinder block homes, 3-4 bedrooms, 1-1/2 to 2-1/2 bath, carport and some with dens/Florida rooms.

New homes being built behind mine all wood construction on tiny lots (can barely get a car between the houses) 3/2 up to 4/2 with a garage are going from $206k to $250k.

You could not pay me to live in a wood frame house in Florida. Between hurricanes and termites there is no way.

Where I live housing prices have at least doubled in the last two years. Houses for sale ussually sell within 24 to 48 hours of being listed causing bidding wars resulting in prices 15 to 25% above asking price. Glad i dont have to buy now. Unfortunately land taxes are going to go up accordingly shortly.

My mother died in October and I listed her house a couple weeks ago. When I first talked to my realtor in January she said we'll list it at $199,000. When we were finally ready she told me we need to list at $239,000. She put up the listing on Tuesday mid-morning saying "Accepting offers until 5 PM Friday". By Friday we had 5 offers, one at list +10K and one at list +21K. Appraisers are only looking back 90 days max (used to be 6-12 months depending on market) because prices are changing. I'm in the western tip of the Florida panhandle, a pretty conservative area. We're seeing the same as Timm, Cali refugees coming here then bit@#ing about the place. One woman posted on facebook about how she didn't like the local supermarket chain and how it was different here. She got some pretty rude comments most to the effect of "You effed up California so much you left now you want to do the same here, just go the eff back."

My realtor said she's constantly getting people calling her saying they want to sell their house while prices are so high. then she asks them where they're going to live after. Funny how many never thought about that part. There are normally a couple thousand houses for sale in this market. Right now there are 683 houses on market and 3000 realtors in the county.

Many may disagree, but here's my two cents

Bad News
1. Covid stopped a lot of construction due to lack of labor
2. Covid stopped a lot of construction due to materials shortage
3. Millennial's median age is about 30-31 - historically when young folks want to get their first house
4. Increased demand coupled with low supply equals higher prices

Good news
housing starts are increasing rapidly, but take time to catch up

Saddest tenet of economics
Prices go down a lot slower than they go up - popularly coined as "prices are sticky downward"

I bought 50 acres for $650/acre back in 1994. Built a house for about 75K and have added a 30x50 shop and stocked pond. I wouldn't know where to begin pricing it if I wanted to sell (which I don't). It's been paid off for years but I couldn't buy it again if I was a young man.

Interesting that one of the contractors that will be building the homes behind my house told me on their previous project they were selling so fast they had to hire extra crews. They were building 11 houses at the same time and really needed to hire more crews.

On the project behind us the homebuilder's website shows 21 of the 57 plots have been sold. The first foundation has yet to be poured. BUT 42 geese have moved into the retention pond and love it. Goose poop everywhere!
